SIP homes manufactured by Foam Laminates of Vermont can qualify for Energy Efficient Mortgages. These are special mortgages with stretched debt to income ratios which are available to newly purchased energy efficient homes.

Utility bills, right after the monthly mortgage payments, are the largest costs associated with owning a home. Unfortunately, these bills will continue to increase and become more burdensome to homeowners. SIP homes save so much money on heating and cooling bills that mortgage lenders are willing to give energy efficient homes a larger loan. Since lenders are willing to 'stretch' debt to income qualifying ratios up to 2%, homeowners can borrow more on the same income.

In order to obtain an energy efficient mortgage, the newly purchased home must be tested for energy usage. A favorable rating from The Home Energy Rating System (HERS) index - which is used to measure the amount of home energy consumption - is a necessary component.

HERS testers are available nationwide and generally coast between $400 and $600 per assessment. However, these cost savings are quickly realized when one considers the increasing utility costs. In addition, the homeowner can get the cost covered by the lender, builder, or even a real estate agent. In some case, the lender will finance the cost.
